The Challenge
Traverse City has a story. The Mill District needed to tell it — and mean it.
A lakeside mixed-use destination rooted in the city’s industrial heritage, Mill District had to do something most developments struggle with: feel genuinely local. Not designed to imitate the character of Traverse City, but to genuinely reflect it. Actually of the place – its history, its landscape, its people, and where it’s all heading.
The identity needed to honor what came before while signaling what’s being built next.


The Approach
We started with the place itself. The industrial past, the waterfront, the Traverse City community’s deep relationship with the outdoors and environmental stewardship. Those elements became the foundation of the brand.
We led a brand personality workshop to define the values, tone, and emotional character the development needed to embody.
From that work, a tagline emerged that captured everything in four words:
Shared View. Shared Vision.
A line that speaks to the physical — the waterfront, the landscape — and the communal. The idea that what makes this place special isn’t just what you can see from it, but what you can build together within it.
From that foundation, we developed a full identity system that carries the weight of local history without feeling like a museum piece. Every element – mark, color, typography, texture – was designed to reflect community, stewardship, and long-term connection to place.
The result is a flexible identity system designed to scale across signage, leasing materials, digital platforms, and future development efforts.



The Results
Mill District now has an identity rooted in the character of the place itself, one that feels authentic to Traverse City and flexible enough to grow with the development over time.
The partnership didn’t stop at launch. HOME Agency has continued working alongside the Mill District team, extending the brand across their broader group, developing sales and marketing materials, and supporting residential leasing efforts with materials designed to communicate clearly, consistently, and with intention.
